What should I establish first?
Keep four questions distinct: whether the payment can become affordable, whether the servicer will offer assistance, what a notice requires and whether a sale would meet your needs. Different parties control those answers. Start your comparison with the decision you must make and the facts needed, rather than selecting an option because its name sounds reassuring.
Who can answer the next question?
For each path, record the approving party, documents requested, unresolved conditions, costs and source of its timing. Mark an idea as discussed until there is a written proposal or decision. Avoid comparing a firm cash offer with a hypothetical modified payment, or a possible listing price with an assumed net amount after all obligations.
What should I keep in the follow-up file?
The servicer can address its account and assistance review. A counselor can help organize the mortgage discussion and evaluate referral routes. An attorney handles legal rights and notices. The Washington Commerce Foreclosure Fairness Program explains free housing counseling and mediation referral through a housing counselor or attorney. Homeowners cannot self-refer. Call 1-877-894-HOME (4663) or use Northwest Justice Project legal help.
